Window mastic for Westruther homes and businesses

Window mastic in Westruther, done properly

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you are dealing with draughts coming in around windows and doors and gaps between the frame and the inside reveal, we can put it right, whatever the surface.

In and around a place like Westruther, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Big or small, you get the same one-year guarantee.

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • How many areas need sealing
  • Working hours on commercial sites
  • Access and height
  • Mould in or behind the old joints

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • Whether it’s a home or a business
  • Any access issues, like height or stairs

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, send an email to info@mrmastic.co.uk.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Signs you need window mastic in Westruther

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

It’s worth asking for a quote if you see:

  • Gaps between the frame and the inside reveal
  • Leaking joints at the ends of sills
  • Hard, cracked sealant around windows
  • Damp patches on the reveal after heavy rain

Around Westruther, as everywhere, window mastic is only as good as the preparation behind it.

What to look for in a quote

  • How long to leave it before use
  • What happens if the job turns out different
  • How the colour is chosen
  • Is VAT in the price?

Windows and doors in Westruther

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you live in an older home near Old Parish Church and Churchyard, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a morning for a couple of windows and a door, including the tidy-up. Outside jobs in Westruther need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access

What sealant work cannot fix

We will always be straight with you, so here’s what sealant cannot fix:

  • A sash or casement that will not close properly
  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Composite doors
  • Window sills
  • Aluminium frames

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Paint up to the joint, not over it
  • Use gentle cleaners on frames and sealant
  • Keep timber frames painted
  • Ventilate rooms so frames don’t stay wet inside

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
