Bathroom resealing in Roxburgh, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Roxburgh. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on baths, sinks & splashbacks and shower trays & enclosures, and common reasons people get in touch are failed sealant on the screen profile and a bead that has pulled away from the tiles.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Bathrooms and kitchens in Roxburgh

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. There are hotels and other places to stay in and around Roxburgh. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Roxburgh Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Roxburgh is about 13 miles east of Galashiels, in the Scottish Borders. Whether you are in the middle of Roxburgh or further out, we cover bathroom resealing for every kind of property. Across the Scottish Borders, we cover 89 places, Roxburgh among them. For nearby work, see our Edinburgh page.

We cover every part of TD5 for bathroom resealing and the streets around it. Whether your property is on Bowmont Court and Teviot Road or a nearby road, we can help. We also cover Heiton (1 mile east), Kelso (3 miles north-east), Nisbet (4 miles south-west), Sprouston (4 miles north-east) and Ednam (5 miles north-east). Call for a quick quote. What matters most is:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Common questions in Roxburgh

Will you come out to Roxburgh?

Yes. Roxburgh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and guest houses in Roxburgh?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

When to call us in Roxburgh

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone generally won’t clean off.

People generally contact us when they notice something like this:

  • Leaks into the floor or ceiling below
  • Failed sealant on the screen profile
  • Shrunken sealant along the back of a worktop
  • Sealant that has split, shrunk or peeled away

In and around Roxburgh, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • Whether all the old sealant comes out first
  • What preparation is included
  • Whether you can choose the colour
  • Whether the sealant suits the joint

When it isn’t the sealant

Before booking, it’s worth knowing the limits:

  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that is regrouting)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Where we work in Roxburgh

  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. Around Roxburgh, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Let new sealant cure fully before it gets wet
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade
  • Keep bottles off the sealant line

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
