New build mastic for Roxburgh homes and businesses

New build mastic in Roxburgh

We never seal over a failed new-build bead. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We work on show homes, skirting & floors and bathrooms & en suites, and the jobs we see most are sealant work across a run of new homes and leaking shower tray seals in a new home.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What happens on the day

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work generally takes a few hours in a single home. Somewhere like Roxburgh may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

How to prepare

  • Tell us if parking is tricky
  • Tell us about any water getting in
  • Clear the area around the work

Common problems we fix in Roxburgh

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.

If you can see any of these, it’s time to have the joints looked at:

  • Messy sealant that spoils new finishes
  • Worktop and upstand sealant coming away
  • Cracks appearing as a new home settles
  • Gaps between new skirting and floors

In and around Roxburgh, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Our hiring checklist

What happens if it’s left?

A hairline gap at a skirting can wait, but a leaking seal can’t. Not sure whether yours can wait? You can email us at info@mrmastic.co.uk with a few photos. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What you get with us

  • Approved under the ARBOMaster scheme
  • Sanitary silicone with an anti-fungal additive in wet areas
  • 12-month guarantee on every job
  • We are fully insured

Quotes for new build mastic in Roxburgh

Jobs vary more than people expect. What affects the quote:

  • When we can work, for business premises
  • The type of sealant required
  • How much there is to do
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • Photos by email, if that is easy
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

How to look after the new joints

Aftercare is simple:

  • Put sealant faults on your snagging list early
  • Keep water off fresh sealant until it has cured
  • Resist patching a failed seal with a tube from the DIY shop
  • Avoid scourers and strong chemicals on sealant

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers to help keep mould away.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
