Bathroom resealing in Heiton, done properly
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include a bead that has pulled away from the tiles and smears of silicone across the tiles, on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.
In and around a place like Heiton, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All our work comes with our 12-month guarantee.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- A cracked shower tray or bath (that needs repair or replacement)
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Why act early in Heiton
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a place like Heiton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Heiton questions
Is Heiton in your area for bathroom resealing?
Yes, Heiton is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is Heiton within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
What do you need from me for a quote?
A short description and the location. We will ask anything else we need to know.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
How long will the resealing take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. For a place like Heiton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Mention any tricky access
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit

Quotes for bathroom resealing in Heiton
Jobs vary more than people expect. The main factors:
- How many areas need sealing
- Any mould that needs treating
- Which sealant suits the joint
- When we can work, for business premises
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before work begins.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Photos by email, if that’s easy
- Where the property is
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What bathroom resealing looks like in Heiton
Heiton has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Heiton, as everywhere, bathroom resealing is only as good as the preparation behind it. In the older streets around Roxburgh Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How to look after the new joints
To keep the joints looking good and working properly:
- Move toiletries away from the joint
- Open a window or run the fan so the room dries
- Clean with a mild bathroom cleaner and a soft cloth
- Keep an eye on the corners, where splits start
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
