About our fire rated sealant in Roxburgh

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. Common call-outs are for new service routes left unsealed after building work and fire seals that have cracked with movement, on door frames, flats & HMOs and service penetrations.

Work in a place like Roxburgh is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

All our work is covered by our 12-month guarantee.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for the gap we’re sealing.

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we will say if we spot a problem with them.

Workplaces and buildings in Roxburgh

There are hotels and other places to stay in and around Roxburgh. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Around Roxburgh, as everywhere, fire rated sealant is only as good as the preparation behind it.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Roxburgh and across the Scottish Borders. Several sites can be quoted together, and we’re fully insured.

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

What we’re called out for in Roxburgh

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

These are the problems we are asked about most:

  • Fire seals that have cracked with movement
  • Gaps where walls meet ceilings or slabs
  • Sealant items on a fire risk assessment action list
  • Open gaps behind door architraves

For buildings such as Roxburgh Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

How to choose a mastic man

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. Outdoor work around Roxburgh depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

How to prepare

  • Mention any parking rules near the property
  • Clear items away from the joints we are working on
  • Keep pets and children clear of the area while we work

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why deal with it now?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Big openings where sealant alone isn’t the tested solution
  • Sign-off of the building, which sits with building control or your assessor
  • Deciding what fire stopping a building needs

FAQs for Roxburgh

Do you cover smaller places like Roxburgh?

Yes, Roxburgh is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work in hotels near Roxburgh?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is standard sealant good enough for a fire gap?

No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you fill the gap behind a fire door frame?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Will there be a smell?

Some sealants have a smell while they cure. Ventilation helps.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
