What happens if it’s left?

Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. Around Ednam, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Fire rated sealant for homes and businesses in Ednam

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. Common call-outs are for gaps filled with a product that isn’t fire-rated and gaps left after a refit or conversion, across plasterboard & masonry, linear gaps and service penetrations.

For holiday lets, guest houses and community buildings in or near Ednam, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

All our work is covered by a one-year guarantee.

What affects the quote in Ednam

Your quote is based on your job. We look at:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • What’s wrong with the joints now
  • A few pictures by email, if you can
  • Any previous sealing or DIY work
  • Roughly how big the job is

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Ask which product was used before you paint
  • Allow for resealing whenever new services are run
  • Keep pictures of seals that will be hidden
  • Flag any open gap you spot round a pipe or cable

Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.

Ednam: your questions answered

Do you cover Ednam for fire rated sealant?

Yes, Ednam is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Do Scottish building rules affect fire-rated sealant work in Ednam?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Is intumescent sealant the same as fire-rated sealant?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. For a place like Ednam, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Conversions generally leave a mix of old and new service holes. We seal the ones on your specification with a tested product.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

Common problems we fix in Ednam

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.

The problems people generally mention when they call include:

  • Gaps left after a refit or conversion
  • Ordinary sealant used where a fire-rated product was needed
  • Fire stopping disturbed by later work
  • Open gaps behind door architraves

Community buildings like Ednam Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

What sealant work cannot fix

It helps to know what we cannot do:

  • Deciding what fire stopping a building needs
  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
