About our sand mastic in Ednam
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. Common call-outs are for mastic round period door frames that has failed and weathered mastic on the most exposed windows, across tenement windows, stone surrounds and sash and case windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
All our work is covered by our 12-month guarantee.

Leave it or put it right?
An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

How we quote for sand mastic
There’s no set price list, because no two jobs are the same. What we look at:
- Working hours on commercial sites
- The size of the job
- Whether there’s mould to deal with
- How easy the joints are to reach
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
Asking for a quote
To help us quote quickly, please include:
- If someone has resealed it before
- Roughly how big the job is
- A few photos by email, if you can
- The problem you’ve noticed
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Sand mastic in Ednam: local notes
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Homes close to Ednam Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Kelso High School? Then the mastic around its windows and doors needs looking after like any other building’s.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Check the mastic when you check the paintwork
- Sort the mastic before the decorators arrive
- Don’t paint over the new mastic
- Ask the planning authority about consent for listed or conservation-area homes
Leave the new mastic unpainted, which is the traditional advice. If you’re redecorating, ask us first.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
How the job changes by surface
Stone surrounds
We take care not to mark the stone while raking out the old mastic.
Period and listed homes
Sand mastic is the like-for-like choice for many period homes. On listed buildings, check with your planning authority first.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What happens on the day
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Ednam depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
