Is Stichill in your area for sand mastic?

Is Stichill within the area you cover?
Yes. Stichill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do I need permission for sand mastic on a listed building?
It’s best to ask your local planning authority first. Like-for-like sand mastic is often the preferred finish but the decision is theirs.
Is it possible to take out silicone and use sand mastic instead?
In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.
Can tenants book the work?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Stichill.
What is sand mastic?
It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Sand mastic for homes and businesses in Stichill
A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice, and we can replace one with the other. We work on timber door frames, sash and case windows and brick reveals, and people most often call us about failed mastic on an exposed elevation and draughts and rain around sash boxes.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Whatever the size of the job, you get the same 12-month guarantee.

How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours per window, depending on the condition of the joints from start to finish. Outdoor work around Stichill depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Preparing for the visit
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height
- Try not to wet indoor joints just before the visit

What we cannot put right
Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:
- Rotten sashes, sills or window boxes (a joiner’s job)
- Planning or listed building consent (your local planning authority decides)
- Sash cords, weights and draught-proofing of the sashes
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Sash and case windows
- Tenement windows
- Brick reveals
- Timber door frames
- Stone surrounds
- Period & listed homes
Why deal with it now?
An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before work begins.

What else we do in Stichill
Looking after it afterwards
To keep the joints looking good and working properly:
- Go gently near the mastic when preparing windows
- Find out about consent before window work on a listed home
- Keep modern sealant off the mastic
- Get any rot dealt with first
Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.
Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What affects the cost of sand mastic
For a quick quote, just ask. The main things that affect it are:
- The number and length of the joints
- The product the joint needs
- Whether there’s mould to deal with
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Whether it has been sealed before
- Photos by email, if that’s easy
- What’s wrong with the joints now
- The type of property
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.
For landlords and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Sand mastic in Stichill: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For an older house near a landmark such as United Presbyterian Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Kelso High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
