- Plants rooting in failed movement joints
About our external mastic in Stichill
Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. Common call-outs are for leaking joints around cladding and façade panels and joints pointed up with cement by mistake, on joints between brick and frames, render & cladding joints and copings & trims.
Outside joints can only be sealed when they’re dry, so work in Stichill depends on the weather. Let us know about access to every wall and roofline.
There’s a 12-month guarantee on every job.

Common questions in Stichill
Will you come out to Stichill?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you do external mastic in Stichill?
Yes. Our work covers the whole of Scotland, and Stichill is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
What colours does the sealant come in?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best.
Can you seal joints between two different materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
How long does external mastic take?
As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer.
Should I point up the gap in my brickwork?
No. Cement or mortar cannot stretch. Where a joint has been mortared, it can often be raked out and sealed properly.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Can you reach joints on upper floors?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.
Outside joints around Stichill
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
In the older streets around United Presbyterian Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Stichill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- On commercial sites, let us know about site rules
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints

How we quote for external mastic
Your quote is based on your job. We look at:
- The size of the job
- The old material and how stubborn it is
- Whether the work is at height
- Which sealant suits the joint
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What we need to know
When you contact us, it’s useful to know:
- Pictures of the joints, sent by email
- The address or postcode of the job
- The problem you’ve noticed
- Roughly how big the job is
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details, and photos are welcome.
How the job changes by surface
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.
When to call us in Stichill
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
It’s worth asking for a quote if you see:
- Failed sealant between panels on a façade
- Movement joints filled with mortar instead of sealant
- Moss and dirt in joints with no sealant left
- Cracked joints where brick meets render or frames
Schools such as Kelso High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
What your quote should include
- What the cure time is
- Is VAT in the price?
- Whether all the old sealant comes out first
- Whether you can choose the colour
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Structural movement, which needs a surveyor or engineer
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracking across the wall rather than at a joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

For landlords and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
Leave it or put it right?
Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
