How we handle floor joint sealing in Stichill

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out and stops dirt collecting. We work on commercial floors, thresholds and tiled floors, and the jobs we see most are tiled floors with no room to move and dirt and water collecting in open floor joints.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

There’s a 12-month guarantee on every job, large or small.

What the job involves on each surface

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A flexible seal stops water running into the gap.

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and neatly finished.

What we are called out for in Stichill

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water, which is why so many skirting joints look broken.

Signs it’s time to call us include:

  • Worn sealant at door thresholds
  • Dirt and water collecting in open floor joints
  • Failed seals where bathroom floors meet baths and panels
  • Skirting caulk that keeps splitting

What your quote should include

  • How the colour is chosen
  • How hidden problems are handled
  • How the surfaces are prepared before sealing
  • Whether VAT is included

Choosing a sealant specialist

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on the length of joint and we leave things clean and tidy. Around Stichill, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • Mention any tricky access
  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts

Why it’s worth doing now in Stichill

Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Why book with us

  • Experience in homes, commercial sites and hotels
  • We leave the area clean and tidy
  • Anti-fungal sanitary silicone in wet areas
  • A choice of colours where the product allows

See our cost guide and customer reviews.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Stichill questions

Do you cover Stichill for floor joint sealing?

Yes, Stichill is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Will you come out to Stichill?

Yes, Stichill is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Why does the gap under my skirting keep coming back?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Don’t slide heavy items over sealed joints
  • Cone off fresh joints until they’re ready
  • Ask before painting over a sealed joint
  • Act on grout cracks that run in a straight line

Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further.

New homes and floors in Stichill

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across the Scottish Borders, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Community buildings like United Presbyterian Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Movement too big for a sealant joint
  • Floors that are uneven or need levelling
  • Tiles that have lifted or broken
