Questions from Ednam

Do you cover Ednam for floor joint sealing?

Yes, Ednam is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is Ednam within the area you cover?

Yes, Ednam is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Floor joint sealing in Ednam, done properly

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out so water and dirt can’t get in. We work on wet room & bathroom floors, concrete floor joints and thresholds, and the jobs we see most are grout cracking in a straight line across a floor and skirting caulk that keeps splitting.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on the length of joint. Around Ednam, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

How the job changes by surface

Tiled floors

Large or heated tiled floors need room to move. We replace grout with flexible sealant along the right lines.

Skirting boards

Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk.

Why it’s worth doing now in Ednam

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

How we quote for floor joint sealing

Jobs vary more than people expect. The main factors:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The number of rooms or windows

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Walk round the room once a year and look at the edges
  • Vacuum floor joints regularly to stop grit building up
  • Keep heavy wheels off new concrete joints until cured
  • Use a well-wrung mop rather than flooding the floor

Check the joints after the first winter. Small gaps at the ends can be touched up before they spread.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

Do you need floor joint sealing in Ednam?

Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges until the joint widens.

Look out for these signs:

  • Threshold joints that have opened or worn
  • Skirting caulk that keeps splitting
  • Gaps opening between the floor and skirting
  • Gaps between floors and kitchen plinths

Schools such as Kelso High School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Questions to ask before booking

  • What the cure time is
  • Whether VAT is included
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?

What floor joint sealing looks like in Ednam

Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Community buildings like Ednam Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

  • Large cracks that need a surveyor
