Bathroom resealing for Morebattle homes and businesses

Bathroom resealing around Morebattle

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

In and around Morebattle, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you live in an older home near Parish Church of St Lawrence, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Morebattle is about 18 miles east of Hawick, in the Scottish Borders. Morebattle gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 89 towns and villages across the Scottish Borders. We also work in Edinburgh, about 44 miles from Morebattle.

How we handle bathroom resealing in Morebattle

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have water getting behind the bath panel and water escaping at the shower enclosure, we can put it right, on shower trays & enclosures, wet rooms and basins & vanity units alike.

For a place like Morebattle, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

There’s a 12-month guarantee on every job.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler
  • Cracked or missing grout between tiles (that is regrouting)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands

The process

The work is kept neat and contained to the area we’re working on. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is. For a place like Morebattle, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can

Common questions in Morebattle

Can you do bathroom resealing in Morebattle?

Yes, Morebattle is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee on bathroom resealing in Morebattle?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

When can I use the bath or shower again?

Normally after around 24 hours. We will tell you the cure time for the product we used.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

What happens if it’s left?

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a place like Morebattle, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Why us?

How we quote for bathroom resealing

You’ll get a clear quote before work begins. It takes into account:

  • When we can work, for business premises
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What we need to know

When you call or email, it’s useful to know:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • The address or postcode of the job
  • How many joints, rooms or windows are involved

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start
  • Clean with a mild bathroom cleaner and a soft cloth
  • Do not let bottles sit on the bead

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
