Regrouting in Heiton, done properly

We take the old grout out to a consistent depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you’re dealing with old grout in a dated colour and grout that’s cracking and breaking up, we can help.

A bathroom in a place like Heiton gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Open a window or run the fan to clear steam
  • Rinse soap off the tiles after each shower
  • Look at the sealant in the corners now and then
  • Wipe or squeegee the shower walls

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Landlords, agents and businesses in Heiton

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Heiton homes and their sealant

Heiton has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as Roxburgh Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Heiton is about 14 miles east of Galashiels, in the Scottish Borders. Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Tiles that are chipped or split
  • Loose tiles, which need refixing first
  • A leaking shower valve or waste

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Bathroom wall tiles
  • Wet rooms
  • Bathroom floors
  • Kitchen splashbacks
  • Tiled floors
  • Shower walls

Questions from Heiton

Do you cover smaller places like Heiton?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for hotels and guest houses in Heiton?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Where are you based?

We work from Crawley. We cover Heiton and the rest of the Scottish Borders.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is regrouting a chance to pick a new grout colour?

Yes. Many customers do. A darker grout hides marks better, while lighter grout brightens a room.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

What affects the cost of regrouting

The price is agreed before any work begins. It takes into account:

  • Access and height
  • How much there is to do
  • Mould in or behind the old joints
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any previous sealing or DIY work
  • Photos by email, if that is easy
  • Where the job is, and your postcode
  • Roughly how big the job is

Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours, or longer for a fully tiled room from start to finish. Outdoor work around Heiton depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

Do you need regrouting in Heiton?

Grout used in corners or along the bath cracks as the bath or tray moves. They need flexible sealant, and when they aren’t, water gets in.

Keep an eye out for these signs:

  • Grout washed out of a shower
  • Stained grout that cleaning will not shift
  • Kitchen splashback grout stained by grease
  • Grout that’s cracking and breaking up

Around Heiton, as everywhere, regrouting is only as good as the preparation behind it.

What your quote should include

  • What the quote includes, VAT included or not
  • Which sealant they’ll use, and why
  • Is the old sealant removed completely?
  • What happens if the job turns out different
