External mastic in Midlem

Honest limits

New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:

  • Cracks in the bricks or render themselves, away from the joints
  • Adding movement joints to masonry that has none
  • Failed render or damaged cladding panels

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Render & cladding joints
  • Façade panels
  • Concrete & block
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames

How we handle external mastic in Midlem

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include weathered mastic that no longer stretches and water getting into walls through failed joints, across copings & trims, façade panels and joints between brick and frames.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How the visit works

We keep the work tidy and contained to the joints we’re treating. Expect the work to take anything from a few hours to several days, depending on the building, and we tell you how long to leave it before we go. Outside jobs in Midlem need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property

What external mastic looks like in Midlem

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Tweedbank station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Midlem is about 6 miles south of Galashiels, in the Scottish Borders. Jobs in Midlem get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across the Scottish Borders, we cover 89 places, Midlem among them. Our Edinburgh page covers work nearby, about 33 miles away.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

For anyone letting property in or around Midlem, several properties can go on one quote. Send us the addresses and the work at each.

Different surfaces, different methods

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap and keep the sealant to the right depth.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Questions from Midlem

Is Midlem within the area you cover?

Yes, Midlem is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Midlem in your area for external mastic?

Yes, Midlem is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can you match the colour of my brickwork?

We choose a sealant colour to suit the brick, stone or render, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Can a movement joint be filled with mortar?

No. A mortar-filled joint can’t move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

What we are called out for in Midlem

Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Signs it’s time to call us include:

  • Brick movement joints where the sealant has split
  • Old sealant gone brittle and cracked
  • Panel joints letting water in
  • Gaps where render, brick and frames meet

Around Midlem, as everywhere, external mastic is only as good as the preparation behind it.

Our hiring checklist

What affects the cost of external mastic

The price is agreed before any work begins. It takes into account:

  • Access and height
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The number and length of the joints

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
