Midlem questions
Do you cover Midlem for gutter sealing?
Yes, Midlem is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Will you come out to Midlem?
Yes, Midlem is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you clean gutters?
We clear what’s around the joints we work on. Full gutter cleaning is a separate job.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels across the Scottish Borders.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Gutter sealing in Midlem, done properly
Failed sealant round a garage door frame lets rain blow in. We cut out the old sealant and reseal the frame with an exterior sealant. Typical jobs include old gutter sealant that has let go and leaking gutter joints and stop ends, on garage door frames, gutter joints and uPVC fascias.
Outside joints can only be sealed when they’re dry, so work in Midlem depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Leave it or put it right?
If the problem is a blocked downpipe, sealing won’t help. We check the cause first and point you to the right trade if needed. In a place like Midlem, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Different surfaces, different methods
Soffit joints
Soffit board joints can separate over time. They’re sealed to tidy the line.
Gutter end caps
End caps take the pressure of water running along the gutter. A failed seal makes them leak.

What we’re called out for in Midlem
A sealant applied to a damp or dirty joint will not bond. Rushed repairs often don’t last long.
Signs it’s time to call us include:
- End caps that drip every time it rains
- Old gutter sealant that has let go
- Rain getting in around a garage door
- Drips from gutter joints and end caps
Around Midlem, as everywhere, gutter sealing is only as good as the preparation behind it.

When it is not the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Downpipes that are blocked or broken
- Guttering that needs replacing
- Brackets that have snapped or loosened
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we do, step by step
We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on the number of joints and the access. Outside jobs in Midlem need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by tracing the leak and checking the gutter itself is sound.
- The joint or trim is cleaned out and old sealant removed.
- We make sure the joint is dry before sealing.
- We seal the joint with a sealant made for gutters and outdoor use.
- We look along the gutter and clear debris around the joints.
Before we arrive
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before
How to get a quote

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Keep an eye out for wet patches below a joint
- Rest ladders on the wall, not the gutter
- Check fascia and soffit joints for gaps
- Check that water runs out of the downpipes
Have a look at the gutter during a downpour. Drips are easiest to spot while it’s raining.
Once roofline sealant splits, water can get behind it. Resealing early protects the boards and the wall below.
Walls and rooflines in Midlem
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
For landlords with property near Tweedbank station, leaking gutter joints on a rental are best caught before they stain the walls.
