Glazing silicone in Midlem
We do not replace glass and a misted double-glazed unit needs a glazier. Our work is the sealant joints, which is where many leaks start. We work on conservatory frames, glass-to-frame joints and glass balustrade bases, and the jobs we see most are failed joints on frameless glass and sealant that was laid over old silicone and failed.
Mastic can only go onto a dry joint, so outside work in Midlem depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What the job involves on each surface
Glass balustrade bases
We reseal the joint where the glass meets the base channel. Glass fitting is a separate trade.
Glass-to-glass joints
Frameless glass corners and panels are joined with silicone. We renew it with a clear or matching glazing silicone.
What affects the cost of glazing silicone
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- The type of sealant required
- Any mould that needs treating
- The size of the job
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Windows and doors in Midlem
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For landlords with property near Tweedbank station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. In and around Midlem, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Midlem questions
I let a flat near Tweedbank station. Can you help?
Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Is Midlem in your area for glazing silicone?
Yes. Our work covers the whole of Scotland, and Midlem is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
When is the sealant fully cured?
It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What sealant do you use on glazing?
We use a neutral-cure glazing silicone that suits the glass and frame. In bathrooms, we use anti-fungal silicone.
What should I tell you?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Where are you based?
We work from Crawley. We cover Midlem and the rest of the Scottish Borders, along with the rest of our area.
Looking after it afterwards
After the cure time, these simple habits help:
- Do not use a blade near the sealant
- Run a squeegee over the glass when you’re done
- Check the gutters above the glazing for debris
- Stick to mild cleaners on glass
Keep conservatory gutters clear, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.
A leaking shower screen may not show at first. Water can soak into the floor or reach the room below before you spot it.
Leave it or put it right?
Replacing windows or a shower screen isn’t needed for a failed joint. If the glass and frame are sound, new silicone is often all it takes. In an older home around Midlem, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
What we do, step by step
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to most of a day, depending on the size of the job, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we agree the joints to be done.
- Old sealant is removed from the glass and frame.
- We clean and prepare the joint.
- We apply and tool the new silicone.
- The joints are checked before we leave.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Clear the area around the work
- Let us know about earlier repairs to the joints
