Wilton External Mastic
Specialist external mastic for Wilton: careful preparation, the right product and tidy work. Call for a quick quote.
- Leaking joints around cladding and façade panels
- Movement joints with cracked, split or missing sealant
- Weathered mastic that no longer stretches
Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Rising or penetrating damp from elsewhere in the wall
- Cracking across the wall rather than at a joint
- Loose or hollow render, which needs re-rendering
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

About our external mastic in Wilton
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. We work on façade panels, copings & trims and concrete & block, and the jobs we see most are panel joints letting water in and sealant pulling away from one side of the joint.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Why it’s worth doing now in Wilton
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear price before any work starts.

What happens on the day
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints

What else we do in Wilton
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Walls and rooflines in Wilton
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
For an older house near a landmark such as Wilton Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Hawick High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.
Wilton is about 1 mile west of Hawick, in the Scottish Borders. Jobs in Wilton get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Wilton is one of 89 places in the Scottish Borders we cover. Edinburgh is on our list too, about 39 miles from Wilton.
Work in TD9 works the same way as everywhere else we cover. That includes homes and businesses on Teviot Road, High Street and Wilton Lane. Wilton sits on or near the A7. If you’re just outside Wilton, we cover Hawick (1 mile east), Wilton Dean (1 mile west), Stirches (1 mile north), Burnfoot (1 mile north-east) and Newmill (4 miles south-west). Larger places within reach include Galashiels (13 miles north), Selkirk (9 miles north), Jedburgh (10 miles east), Melrose (12 miles north), Earlston (15 miles north) and Langlee (13 miles north). Locally, jobs take us to homes and businesses close to The Bourtree pub, among other places. Well-known places in the area include Borders Textile Towerhouse (under half a mile south-east) and Hawick Community Hospital (under half a mile south). For a walk, there’s Ashkirk Hill and Williestruther Loch.
Wilton questions
Is Wilton in your area for external mastic?
Yes, Wilton is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Is there a guarantee on external mastic in Wilton?
All our work, in Wilton and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can you seal joints between render and window frames?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
What is backing rod for?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides.
What the job involves on each surface
Cladding and façade panels
If the façade has a specified sealant, that’s what we use or an approved alternative. Send us any details you have about the façade.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.
How we quote for external mastic
We quote each job individually. This is what makes a difference:
- Any mould that needs treating
- The old material and how stubborn it is
- How much there is to do
- Any working-time requirements on site
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
When you contact us, these details help:
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- Access, such as stairs, a lift or height
- A few pictures by email, if you can
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep high-pressure jets off the joints
- Point out the joints to other trades
- Act on the first splits you see
- Fix overflowing gutters above sealed joints
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
