Need floor joint sealing in Wilton?

About our floor joint sealing in Wilton

Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant. Typical jobs include skirting caulk that keeps splitting and worn sealant at door thresholds, across commercial floors, concrete floor joints and skirting boards.

Work in a place like Wilton is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Don’t slide heavy items over sealed joints
  • Have a cracking tiled floor checked before tiles break
  • Do not paint over silicone
  • Don’t fill floor joints with caulk where they move or get wet

Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels, and we will tell you both.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and the edges sound.

How we quote for floor joint sealing

Every job gets its own quote. These are the things that affect it:

  • The old material and how stubborn it is
  • The size of the job
  • Any mould that needs treating
  • Which sealant suits the joint

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What we need to know

To make quoting easier, please include:

  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • The rough size of the job

We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Questions from Wilton

Will you come out to Wilton?

Yes. Wilton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on floor joint sealing in Wilton?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected.

Do you use a paintable sealant?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can you seal where the floor meets the bath panel?

Yes. The old joint comes out and a flexible silicone replaces it, colour-matched where it shows.

What causes gaps between the floor and skirting?

Generally it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible bead keeps up with the movement.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

New homes and floors in Wilton

Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Managing a site like Hawick High School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Community buildings like Wilton Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Whether you’re in the middle of Wilton or further out, floor joint sealing is available for homes and businesses alike, from flats and houses to offices and hotels. 89 places in the Scottish Borders are on our list, large and small. For landlords and businesses

For anyone letting property in or around Wilton, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for most rooms, longer for large commercial floors. Outside jobs in Wilton need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work
  • Keep children and pets away from the work area

Advice

How the job changes by surface

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Thresholds

Thresholds take daily traffic, so the sealant has to be tough as well as flexible and tool it flush.

Leave it or put it right?

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. Around Wilton, water from a failed joint in an older stone home can soak into timber and plaster.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
