Remedial sealant in Wilton, done properly
Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you are dealing with floor or wall movement joints that have failed and over-sealed joints coming away, we can help, whatever the surface.
Bathrooms in smaller places like Wilton work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Quotes for remedial sealant in Wilton
The price is agreed before any work begins. It’s based on:
- How many areas need sealing
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
What we need to know
Photos help, but a description is a good start. Please mention:
- Photos by email, if that is easy
- The address or postcode of the job
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Look for stains below bathrooms now and then
- Never fill a movement joint with mortar or grout
- Get the cause of a repeat leak found before resealing
- Check trays and worktops don’t move
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Remedial sealant in Wilton: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For site and facilities teams at buildings such as Hawick High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Wilton Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Wilton is about 1 mile west of Hawick, in the Scottish Borders. Across the TD9 area, we cover remedial sealant for homes and businesses. Wilton is one of 89 towns and villages in the Scottish Borders where we work. We also work in Edinburgh, around 39 miles away.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Honest limits
New sealant can’t fix everything, and we will tell you before we start. It will not solve:
- A leaking trap, valve or supply pipe
- Failed tanking or loose tiles behind the sealant
- A cracked shower tray or bath (that needs repair or replacing)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
How the job changes by surface
Movement & expansion joints
A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We’ll tell you what we find.
