Bathrooms and kitchens in Wilton Dean

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you look after a building such as Hawick High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Old Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Wilton Dean is about 1 mile west of Hawick, in the Scottish Borders. Wherever you are in the TD9 postcode area, our applicators can take on remedial sealant. Our area takes in 89 places across the Scottish Borders, from the larger towns to small villages. You can also see our page for Edinburgh, roughly 39 miles from Wilton Dean.

How we handle remedial sealant in Wilton Dean

A joint that keeps letting you down needs more than another bead. It helps to have photos when you send an email to info@mrmastic.co.uk, and say how long ago it was last done. If you have a shower that leaks however often it’s resealed and floor or wall movement joints that have failed, we can put it right.

For a place like Wilton Dean, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Our work is backed for twelve months, in Wilton Dean and everywhere else we cover.

How we quote for remedial sealant

Call for a quick quote. What matters most is:

  • The number and length of the joints
  • The type of sealant required
  • Access and height
  • Working hours on commercial sites

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • How we’d reach the joints
  • The type of property
  • Where the property is
  • Photos by email, if that is easy

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved and give you a clear quote.

The process

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Let us know about parking restrictions
  • Clear the area around the work
  • Mention if the joints have been sealed before

Landlord and commercial work in Wilton Dean

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Failed tanking or loose tiles behind the sealant
  • A tray or bath that’s cracked
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Run the fan after every shower
  • Report a tray that rocks or a worktop that lifts
  • Use a soft cloth, not a scourer, on silicone
  • Keep an eye on the ceiling below the bathroom

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Different surfaces, different methods

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed.

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.
