About our remedial sealant in Woll
Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on failed movement joints, leaking tray & enclosure joints and shrunken worktop sealant, and people most often call us about caulk or the wrong sealant used in a wet area and smears and lumps from a botched reseal.
Bathrooms in smaller places like Woll work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Each job carries a 12-month guarantee, large or small.

The process
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours for most joints, depending on how much old sealant has to come out in most cases. For a place like Woll, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
How to prepare
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules

Remedial sealant around Woll
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In and around Woll, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Surface by surface
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath, and then we reseal it neatly.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A tray or bath that’s cracked
- Water damage behind tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Expansion joints
- Botched or over-sealed joints
- Failed movement joints
- Leaking tray & enclosure joints
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Deal with small splits early
- Never seal over old silicone
- Have loose fittings fixed before resealing
- Use a soft cloth, not a scourer, on silicone
Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
What we’re called out for in Woll
A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the top layer lifts and water and mould collect between the two.
Signs it’s time to call us include:
- A shower that leaks however often it’s resealed
- Dark patches showing through the sealant
- Worktop sealant that has shrunk and split
- Sealant that came away because the surface wasn’t prepared
Homes close to Ashkirk Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before you book
