New build mastic in Woll

We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so the joint is cut out, cleaned, dried and resealed. We work on bathrooms & en suites, skirting & floors and kitchens, and people most often call us about cracks appearing as a new home settles and smeared, uneven beads picked up at snagging.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

The process

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Somewhere like Woll may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Getting ready for the visit

  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Put sealant faults on your snagging list early
  • Record problems with dated photos
  • Follow the cure time we give you
  • Open a window or run the fan after bathing

Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant.

Honest limits

New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Baths and trays that move too much for sealant to cope with
  • Cracked trays, tiles or worktops
  • Your warranty claim itself, which is between you and the builder

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Woll questions

Do you cover Woll for new build mastic?

Yes. We work across all of Scotland, and Woll is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Will you come out to Woll?

Yes, Woll is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Will you just run a new bead over the existing one?

No. Fresh silicone doesn’t stick to the old layer, so it soon lifts and traps water. We cut the old bead out completely.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

How do I get a quote for new build mastic in Woll?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Why act early in Woll

A tube of sealant from the DIY shop won’t fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why choose Mr Mastic in Woll

  • 180+ five-star Google reviews
  • Full insurance on every job
  • We leave the area clean and tidy
  • Any old sealant cut out fully, not covered over

See what affects the cost or our reviews.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What affects the quote in Woll

Call for a quick quote. The main things that affect it are:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Whether the work is at height

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The type of property
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
