Sand mastic for sash & case windows in Woll, Scottish Borders
Professional sand mastic in and around Woll, with every bit of old sealant taken out first and a 12-month guarantee.

- Mastic dropping out of the joint
How we handle sand mastic in Woll
Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We work on sash and case windows, period & listed homes and brick reveals, and people most often call us about weathered mastic on the most exposed windows and wind and rain getting in round a sash window.
Mastic can only go onto a dry joint, so outside work in Woll depends on the weather. Let us know about access to every frame, including any upstairs.
Big or small, it’s backed by our 12-month guarantee.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Planning or listed building consent (your local planning authority decides)
- Timber that has rotted
- Crumbling stone or brickwork round the window
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
Joints and surfaces we work on

How it works
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. Outdoor work around Woll depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The mastic is finished to sit tidily against the stone or brick.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed

Frames and glazing around Woll
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Bowhill House (about 4.3 miles north-west) nearby, there’s older building stock in the area around Woll as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
In the older streets around Ashkirk Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

FAQs for Woll
Is there a guarantee on sand mastic in Woll?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Can you do sand mastic in Woll?
Yes, Woll is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient.
What’s sand mastic made of?
Sand plus a binder based on linseed oil. It’s built up in the joint by hand and finished to sit neatly against the masonry.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Is sand mastic better than silicone for my windows?
That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames usually get a flexible sealant.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Will there be a smell?
There can be a smell while the sealant cures. Opening a window helps.
Common problems we fix in Woll
Timber swells and shrinks with the weather. The movement cracks the mastic over time.
Look out for any of the following:
- Patchy fillers round a sash window
- Mastic round period door frames that has failed
- Weathered mastic on the most exposed windows
- Draughty sash windows at the surround
Around Woll, as everywhere, sand mastic is only as good as the preparation behind it.
What to look for in a quote
- Is the old sealant removed completely?
- What insurance they hold
- Is VAT in the price?
- Who does the work, and how experienced they are
Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Check with your local planning authority if your home is listed
- Get any rot dealt with first
- Don’t run silicone over sand mastic
- Check the mastic when you check the paintwork
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
Good mastic helps keep the frame dry. Failed mastic lets water reach the timber, which can lead to rot.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
