Common questions in Stirches

Can you do sand mastic in Stirches?

Yes. We work across all of Scotland, and Stirches is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is sand mastic in Stirches guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

When will the new mastic be hard?

A skin forms quite soon, but full hardening takes longer. We’ll explain what to expect before we leave.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

How long does the job take?

As a guide, most jobs take a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer, and we will tell you how long to expect.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Sand mastic for homes and businesses in Stirches

We work across Stirches renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. If you’re dealing with old sand mastic that has cracked, crumbled or fallen out and tired mastic found when preparing windows for paint, we can help, on tenement windows, timber door frames and stone surrounds alike.

In and around a place like Stirches, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A 12-month guarantee comes as standard.

What we do, step by step

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Somewhere like Stirches may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

Advice

What we are called out for in Stirches

Rain on the window surround works into any crack and pushes it out. Windows facing the weather tend to go first.

The most common problems we see are:

  • Failed mastic on an exposed elevation
  • Window mastic to renew ahead of painting
  • Draughts and rain around sash boxes
  • Cement or filler used on old window joints that has cracked

Managing a site like Hawick High School? Then its window and door frames need their mastic kept sound, just like a home’s.

  • Whether all the old sealant comes out first

Our hiring checklist

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Look over the window mastic once a year
  • Don’t run silicone over sand mastic
  • Ask the planning authority about consent for listed or conservation-area homes
  • Take care around the mastic when scraping paint

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

Surface by surface

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we’ll confirm access.

Timber door frames

Sand mastic is used round timber door frames too. We renew it the same way as on windows.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • Putty and glazing repairs
  • Sash cords, weights and draught-proofing of the sashes
  • Whether work needs listed building consent

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

Windows and doors in Stirches

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Homes close to Wilton Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
