Bathroom resealing in TD9: how it works

Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and we’ll send you a clear quote before any work starts. Typical jobs include water getting behind the bath panel and cracked, shrunken or lifting silicone, across sinks & splashbacks, kitchen worktops & upstands and wet rooms.

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before we start. Most jobs take a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Where we work in TD9

Our bathroom resealing work across TD9 covers homes, rentals and businesses, from Hawick, Wilton and Stirches to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including TD9.

Hawick: In and around Hawick, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Schools such as Hawick High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

Before you ask for a quote, have a think about:

  • Where the property is
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs

If you’re in TD9 and need bathroom resealing, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

What we’re called out for in TD9

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Lumpy, uneven sealant from a DIY attempt
  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved
  • Leaks into the floor or ceiling below

Surface by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

FAQs for TD9

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

How much does bathroom resealing cost in TD9?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do you work in TD9?

Yes. We cover TD9. For a quote, drop us a line at info@mrmastic.co.uk.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Are you insured?

Yes. Full insurance covers our work.
