New Build Mastic in Stirches
Professional new build mastic in and around Stirches, with every bit of old sealant taken out first and a 12-month guarantee.
- Frame joints opening as the plaster dries
- Worktop and upstand sealant coming away
- Cracks appearing as a new home settles
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
New build mastic in Stirches
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you have cracked sealant around new window and door frames and skirting joints opening in the first winter, we can put it right, whatever the surface.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee.

Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Wait for the cure time before using a resealed shower
- Wipe joints with warm soapy water
- Avoid running a DIY bead over the old one
- Raise failed sealant with the developer while you are covered
Don’t stand on the bath edge or the lip of the tray. Report any movement in a bath or tray.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and the new finishes intact.

No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.

It depends on the job. Inside work needs someone to give us access.
Will the old sealant be removed?

How the job changes by surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Skirting and floors
As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it in a colour to suit.
Common problems we fix in Stirches
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
People generally contact us after spotting something like this:
- Cracks appearing as a new home settles
- Shower seals failing in the first year or two
- Sealant work across a run of new homes
- Beads laid onto grit and dust from the build
In and around Stirches, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What we cannot put right
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- Movement caused by a poorly fitted tray or bath
- Your warranty claim itself, which is between you and the builder
- Damaged fittings that need replacing
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
