About our remedial sealant in Langlee
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We’re often asked to deal with a second bead peeling off the first and beads that never stuck properly, on expansion joints, mouldy bath & shower sealant and shrunken worktop sealant.
For a place like Langlee, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Our work is backed for twelve months, in Langlee and everywhere else we cover.

Leave it or put it right?
Stripping out botched sealant adds time to a reseal, but rarely a lot: it takes a few hours for most joints, depending on how much old sealant has to come out. It’s far less disruption than resealing the same joint again and again. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Aftercare tips
A little care helps the new joints last. We recommend:
- Act on a lifting corner straight away
- Keep an eye on the ceiling below the bathroom
- Get the cause of a repeat leak found before resealing
- Clean sealant with mild products only
Do not let anyone seal over it later. New silicone does not bond to old.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
For landlords and businesses
Landlords and letting agents in Langlee can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
For anyone letting property in or around Langlee, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
What affects the quote in Langlee
For a quick quote, just ask. What matters most is:
- How easy the joints are to reach
- How many areas need sealing
- When we can work, for business premises
- The old material and how stubborn it is
What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.
Asking for a quote
Before you ask for a quote, have a think about:
- The rough size of the job
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- Any access issues, like height or stairs
Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.
What happens on the day
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. Outside jobs in Langlee need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Clear items away from the joints we are working on
- Let us know about parking restrictions
- Tell us about any water getting in
Get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
Advice
When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Cracks in the fitting rather than the joint
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Tiles that have come away from the wall
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
Joints and surfaces we work on
- Shrunken worktop sealant
- Expansion joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Failed movement joints
Langlee homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Galashiels Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Tweedbank station, botched sealant from a previous quick fix is easier to strip out between tenants.
Langlee is about 1 mile east of Galashiels, in the Scottish Borders. From the centre of Langlee to the outskirts, remedial sealant is available for homes and businesses alike. Our the Scottish Borders coverage runs to 89 places, Langlee among them. For nearby work, see our Edinburgh page, about 28 miles away.
We cover every part of TD1 and TD6 for remedial sealant. If you need remedial sealant at a property on Tweed Road, Brier Lane and Gorse Lane or a nearby road, our applicators can take on the job. Being close to the A6091, Langlee is easy for our applicators to reach for remedial sealant. Other places close to Langlee include Tweedbank (1 mile south-east), Galashiels (1 mile west), Boleside (2 miles south-west), Darnick (2 miles south-east) and Gattonside (2 miles east). Further out, we also cover Hawick (13 miles south), Kelso (14 miles east), Selkirk (5 miles south-west), Jedburgh (13 miles south-east), Wilton (13 miles south) and Innerleithen (11 miles west).

How the job changes by surface
Over-sealed & botched joints
Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we’ll say so.
