Bathroom Resealing in Langlee
Baths, showers and worktops in Langlee need attention? We cut out the old, prepare the joints and apply the right sealant.
- Shrunken sealant along the back of a worktop
- Leaks into the floor or ceiling below
- Leaking joints on a shower screen
Bathroom resealing in Langlee
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you have gaps where the bath or tray has moved and a messy, uneven bead from a previous reseal, we can help.
For a place like Langlee, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Big or small, it’s backed by our one-year guarantee in Langlee and across the Scottish Borders.

Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Different surfaces, different methods
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
What sealant work cannot fix
We won’t take on work that will not last, so here’s what sealant cannot put right:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. Outside jobs in Langlee need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
How to prepare
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Run the extractor fan during and after every shower
- Keep bottles off the sealant line
- Keep an eye on the corners, where splits start
- Wipe the sealant dry after showering
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Landlords, agents and businesses in Langlee
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Bathrooms and kitchens in Langlee
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For site and facilities teams at buildings such as Galashiels Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Signs you need bathroom resealing in Langlee
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
It’s worth asking for a quote if you see:
- Gaps between the worktop and the wall
- A bead that has pulled away from the tiles
- Black spots spreading through the bead
- Two layers of silicone, both failing
Letting a property close to Tweedbank station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Langlee questions
I let a flat near Tweedbank station. Can you help?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Will you come out to Langlee?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
