Bathroom resealing in Gattonside

About our bathroom resealing in Gattonside

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include a joint torn by a bath that flexes and gaps between the worktop and the wall, on wet rooms, kitchen worktops & upstands and baths.

In and around a place like Gattonside, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Bathroom resealing around Gattonside

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Gattonside has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near Tweedbank station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Gattonside need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height

Why act early in Gattonside

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. In an older home around Gattonside, damp from a failed joint can get into timber and plaster.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Surface by surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Gattonside: your questions answered

Do you cover smaller places like Gattonside?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you take on hotel work around Gattonside?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What do you need from me for a quote?

Let us know what needs doing and where, plus photos if you have them. If we need more, we’ll ask.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

When to call us in Gattonside

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for any of the following:

  • Failed sealant on the screen profile
  • Splits where the tray meets the wall
  • Gaps between the worktop and the wall
  • Water getting behind the bath panel

Around Gattonside, as everywhere, bathroom resealing is only as good as the preparation behind it.

What to look for in a quote

  • What guarantee comes with the work
  • Who turns up on the day
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint

Our hiring checklist

What affects the cost of bathroom resealing

We quote each job individually. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • How many areas need sealing
  • How much there is to do

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

To help us quote quickly, please include:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Photos by email, if that’s easy
