The process

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Around Wilton Dean, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Mention any parking rules near the property
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

External mastic in Wilton Dean, done properly

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. Typical jobs include movement joints filled with mortar instead of sealant and joints with sealant missing in places, across joints between brick and frames, copings & trims and concrete & block.

In and around a place like Wilton Dean, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

Your questions about external mastic in Wilton Dean

Will you come out to Wilton Dean?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on external mastic in Wilton Dean?

All our work, in Wilton Dean and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so it doesn’t stand out.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

How do you reach high-level joints?

It depends on the building. We work on joints that can be reached safely. Give us some details and we’ll confirm the access.

How much does external mastic cost in Wilton Dean?

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

External mastic in Wilton Dean: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Harden (about 2.6 miles west) nearby, there’s older building stock in the area around Wilton Dean as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you look after a building such as Hawick High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Leave it or put it right?

Water gets in through a failed movement joint. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a place like Wilton Dean, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What you get with us

  • Sealant colour chosen to suit
  • We leave the area clean and tidy

Surface by surface

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it so the sealant isn’t too deep.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

Landlord and commercial work in Wilton Dean

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Common problems we fix in Wilton Dean

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

Look out for any of the following:

  • Movement joints with cracked, split or missing sealant
  • Old sealant gone brittle and cracked
  • Weeds or debris growing in open joints
  • Gaps where render, brick and frames meet

For an older house near a landmark such as Old Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What your quote should include

  • Whether all the old sealant comes out first
  • What product goes in the joint
  • What the quote includes, VAT included or not
  • What happens if they find a problem under the old sealant

10 questions to ask before you book

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Failed render or damaged cladding panels
  • Damp that is not coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
