Regrouting in Ancrum

Why it’s worth doing now in Ancrum

Regrouting won’t help where tiles have come away. We’ll tell you before work begins so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Regrouting in Ancrum, done properly

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. Common call-outs are for good tiles let down by tired grout and grout in a colour the owner wants to change, on wet rooms, bathroom wall tiles and bathroom floors.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Our work is backed for twelve months, in Ancrum and everywhere else we cover.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we are working on

Advice

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Regrouting in Ancrum: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to Ancrum Old Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. In and around Ancrum, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What affects the quote in Ancrum

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • Any mould that needs treating
  • The amount of work
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • Any access issues, like height or stairs
  • The type of property
  • Where the property is
  • The problem you’ve noticed

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

What the job involves on each surface

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Clean grout with a mild bathroom cleaner
  • Skip wire brushes and scourers
  • Rinse soap off the tiles after each shower
  • Have loose tiles looked at early

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

Common questions in Ancrum

Do you cover smaller places like Ancrum?

Yes. Ancrum is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do regrouting in Ancrum?

Yes, Ancrum is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long does regrouting take?

Most jobs take anything from a few hours to a full day, depending on the area, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

When can I use the shower again?

It varies with the products and the room. We will tell you exactly how long at the end of the visit.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that, and we’ll tell you before any work starts.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels.
