About our new build mastic in Oxnam

Snagging sealant properly means taking the failed bead out completely. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. Common call-outs are for plot mastic for developers ahead of handover and cracked caulk along new skirting, across kitchens, plot handovers and bathrooms & en suites.

For a place like Oxnam, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What happens if it’s left?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot, and they’re avoidable with good preparation. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What you get with us

  • Fully insured
  • You choose the colour before work begins
  • An ARBOMaster approved applicator
  • Neat joints and a tidy finish

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take anything from a few hours to several days, depending on the number of plots. Outside jobs in Oxnam need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before

Signs you need new build mastic in Oxnam

Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint.

These are the problems we are asked about most:

  • Frame joints opening as the plaster dries
  • Untidy sealant flagged on a snagging list
  • Sealant applied over dusty or wet surfaces
  • Skirting joints opening in the first winter

For jobs in and around Oxnam, choosing the right material for each joint is as important as a tidy finish.

What your quote should include

  • Whether all the old sealant comes out first
  • How long to leave it before use
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A tray or bath that is not properly supported, until it’s fixed
  • Cracked trays, tiles or worktops
  • Structural cracks in walls or ceilings

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What affects the cost of new build mastic

The price is agreed before any work begins. It’s based on:

  • How much there is to do
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The number of rooms or windows

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

When you contact us, these details help:

  • Photos by email, if that’s easy
  • How we’d reach the joints
  • What’s wrong with the joints now
  • The type of property

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Surface by surface

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there suited to the job.

Common questions in Oxnam

Is Oxnam in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Oxnam is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Will you come out to Oxnam?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Should I wait before resealing?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

How long will you be here?

As a guide, most jobs take anything from a few hours to several days, depending on the number of plots. Bigger jobs take longer.
