Floor joint sealing in Ancrum

What affects the quote in Ancrum

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • Mould in or behind the old joints
  • Whether the work is at height
  • How many areas need sealing

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • If someone has resealed it before

There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.

About our floor joint sealing in Ancrum

Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. If you’re dealing with cracked caulk along skirting in bathrooms and kitchens and gaps opening between the floor and skirting, we can put it right, on thresholds, concrete floor joints and tiled floors alike.

Around smaller Scottish places like Ancrum, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Big or small, you get the same one-year guarantee.

Landlords, agents and businesses in Ancrum

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Don’t fill floor joints with caulk where they move or get wet
  • Keep dirt out of the joints
  • Keep heavy wheels off new concrete joints until cured
  • Have a cracking tiled floor checked before tiles break

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed until it’s ready.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

Floor joint sealing in Ancrum: local notes

Across the Scottish Borders, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Around Ancrum, as everywhere, floor joint sealing is only as good as the preparation behind it.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Movement too big for a sealant joint
  • Failed waterproofing under a wet room floor
  • Subfloor problems that need a flooring contractor

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Skirting boards
  • Concrete floor joints
  • Tiled floors
  • Thresholds
  • Commercial floors
  • Wet room & bathroom floors

Signs you need floor joint sealing in Ancrum

When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, where a flexible joint should have been.

Keep an eye out for any of the following:

  • Dirt and water collecting in open floor joints
  • Grout cracking in a straight line across a floor
  • Perimeter joints in tiled floors filled with grout
  • Failed seals where bathroom floors meet baths and panels

Community buildings like Ancrum Old Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Before booking anyone

  • Whether they’re fully insured
  • Whether the sealant suits the joint
  • Which colour the sealant will be
  • How long to leave it before use

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on the length of joint. For a place like Ancrum, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any tricky access
  • Keep children and pets away from the work area

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

FAQs for Ancrum

Is Ancrum within the area you cover?

Yes. Ancrum is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is floor joint sealing in Ancrum guaranteed?

All our work, in Ancrum and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Why has a gap opened under my skirting?

Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.

How long does the job take?

As a guide, most jobs take a few hours, depending on the length of joint. Bigger jobs take longer, and we will tell you how long to expect.

Where do you work from?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

How long before the joint can take traffic?

Follow the cure time we give you. Feet are normally fine first, then mopping, then heavy wheels.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can you use decorators’ caulk instead?

Caulk works on still, dry joints, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.
