Morebattle External Mastic
External mastic for Morebattle and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Water getting into walls through failed joints
- Brick movement joints where the sealant has split
- Old sealant gone brittle and cracked
About our external mastic in Morebattle
A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you are dealing with gaps where render, brick and frames meet and sealant that has lost its bond to the brick or render, we can help, on copings & trims, brickwork movement joints and render & cladding joints alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Why deal with it now?
Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together. Around Morebattle, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Get split or bare joints resealed while the damage is small
- Do not let climbing plants root in the sealant
- Keep movement joints as flexible joints, not mortar
- Deal with leaking gutters that soak the joints below
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
Different surfaces, different methods
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.
Common questions in Morebattle
Can you do external mastic in Morebattle?
Yes, Morebattle is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
What guarantee comes with external mastic in Morebattle?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Are you fully insured?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels across the Scottish Borders.
What colours does the sealant come in?
We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before work begins, matched as closely as the range allows.
What information do you need?
Let us know what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
How it works
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Somewhere like Morebattle may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Before we arrive

Morebattle buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
For an older house near a landmark such as Parish Church of St Lawrence, older walls, gutters and the joints where extensions meet them need a flexible sealant.

We will not take on work that won’t last, so these are the limits:
- Structural movement, which needs a surveyor or engineer
- Damp that isn’t coming from the joint
- Adding movement joints to masonry that has none
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Do you need external mastic in Morebattle?
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
People generally contact us when they notice one of these:
- Damp patches traced to an open external joint
- Weathered mastic that no longer stretches
- Joints pointed up with cement by mistake
- Failed sealant between panels on a façade
In and around Morebattle, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Is VAT in the price?
- Whether they’re fully insured
- How the joint is cleaned and prepared
- Who turns up on the day
