Town Yetholm: your questions answered

Can you do external mastic in Town Yetholm?

Yes, Town Yetholm is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is Town Yetholm within the area you cover?

Yes, Town Yetholm is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it OK to fill a movement joint with cement?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.

How long will you be here?

Most jobs take a few hours for a handful of joints, longer for a whole elevation, including the preparation. We will confirm how long when we quote.

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

External mastic for homes and businesses in Town Yetholm

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the joint does not stand out. If you have brick movement joints where the sealant has split and hard, crazed mastic that has stopped moving, we can help, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How we quote for external mastic

Every job gets its own quote. This is what makes a difference:

  • Whether the work is at height
  • Any mould that needs treating
  • When we can work, for business premises
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

When you call or email, it’s useful to know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Different surfaces, different methods

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. Around Town Yetholm, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Deal with leaking gutters that soak the joints below
  • Leave the joints unpainted unless we’ve said otherwise
  • Clear growth from the base of walls and joints
  • Wash walls gently around the sealant

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

What external mastic looks like in Town Yetholm

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Around Town Yetholm, as everywhere, external mastic is only as good as the preparation behind it. For an older house near a landmark such as Kirk Yetholm Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Work for landlords, hotels and businesses

For anyone letting property in or around Town Yetholm, several properties can go on one quote. Just tell us the addresses and what each one needs.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What happens if it’s left?

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
