DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How we handle window mastic in Town Yetholm
Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. Typical jobs include old mastic that has gone black or come away and water coming in at the bottom corners of a door, across window sills, composite doors and aluminium frames.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Our work is backed for twelve months, in Town Yetholm and everywhere else we cover.

What sealant work cannot fix
In fairness, there are a few things sealant won’t fix:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp coming through the wall itself rather than the frame joint
- A frame that has rotted at the joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Patio & French doors
- uPVC windows
- Composite doors
- Window sills
- Timber windows & doors
- Aluminium frames
Surface by surface
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as a joiner will need to deal with it.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Paint up to the joint, not over it
- Clean frames with a soft cloth and soapy water
- Keep solvents and bleach off the sealant
- Avoid blasting the frames with a pressure washer
Most silicone sealants won’t take paint, so mention any painting plans before work begins. We can use a paintable sealant where that matters.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
How it works
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take most of a day for a typical house, less for a few frames. For a place like Town Yetholm, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Getting ready for the visit
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints

Leave it or put it right?
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Town Yetholm homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around Kirk Yetholm Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Will you come out to Town Yetholm?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Can you match the sealant to my frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Do you seal inside as well as outside?
Yes. Indoors, we seal between the frame and the plaster or reveal.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Can new window sealant be painted?
Most silicone can’t be painted. Let us know beforehand, and we’ll use a paintable product where it suits.

When to call us in Town Yetholm
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.
Look out for these signs:
- Hard, cracked sealant around windows
- Cracked sealant at the sill ends
- A bead that doesn’t match the frame
- Draughts coming in around windows and doors
Around Town Yetholm, as everywhere, window mastic is only as good as the preparation behind it.
