Leave it or put it right?

Draughts round a sash window are not always the sashes. Open mastic joints round the box can let air in and new mastic seals them. In a place like Town Yetholm, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Masonry that needs repairing
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sash cords, weights and draught-proofing of the sashes

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Period & listed homes
  • Tenement windows
  • Sash and case windows
  • Timber door frames

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere like Town Yetholm may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Mention any tricky access

Frames and glazing around Town Yetholm

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you live in an older home near Kirk Yetholm Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What affects the quote in Town Yetholm

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • The number and length of the joints
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you call or email, it’s useful to know:

  • How we’d reach the joints
  • If someone has resealed it before
  • The problem you’ve noticed
  • A few pictures by email, if you can

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.

Signs you need sand mastic in Town Yetholm

Shallow joints are a common cause. A thin layer doesn’t hold well so we make sure the new mastic is the right thickness.

Keep an eye out for these signs:

  • Mastic round period door frames that has failed
  • Tired mastic found when preparing windows for paint
  • Old sand mastic that has cracked, crumbled or fallen out
  • Weathered mastic on the most exposed windows

In and around Town Yetholm, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

  • Who turns up on the day
