Remedial sealant for Roxburgh homes and businesses

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Remedial sealant in Roxburgh, done properly

If a joint has been resealed and is leaking again, it’s worth a proper look. Send photos when you email us at info@mrmastic.co.uk. If you are dealing with worktop sealant that has shrunk and split and movement joints that have split or pulled away, we can help, on botched or over-sealed joints, mouldy bath & shower sealant and shrunken worktop sealant alike.

Bathrooms in smaller places like Roxburgh work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work comes with a 12-month guarantee, wherever you are in the Scottish Borders.

What affects the quote in Roxburgh

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • Whether it’s a home or a business
  • Any access issues, like height or stairs

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

FAQs for Roxburgh

Will you come out to Roxburgh?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and guest houses in Roxburgh?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Are you fully insured?

Yes. We’re fully insured.

My shower still leaks after a reseal. Can you sort it?

Yes. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

How the visit works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many layers have to come out. Around Roxburgh, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

Getting a quote

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Do not wait for a small gap to become a leak
  • Never seal over old silicone
  • Clean sealant with mild products only
  • Check trays and worktops do not move

Keep the room ventilated: use the extractor or open a window after showering.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

What we cannot put right

We won’t take on work that won’t last, so these are the limits:

  • Plumbing leaks behind walls or under trays
  • A tray or worktop that needs refixing first
  • Sealant in an older building that needs testing for asbestos first

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Failed movement joints

Leave it or put it right?

Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Around Roxburgh, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What remedial sealant looks like in Roxburgh

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Roxburgh, as everywhere, remedial sealant is only as good as the preparation behind it. Homes close to Roxburgh Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
