Remedial sealant in Eyemouth, done properly
Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. We’re often asked to deal with products that weren’t meant for the joint and leaks that keep coming back after resealing, on expansion joints, shrunken worktop sealant and leaking tray & enclosure joints.
Bathrooms in smaller places like Eyemouth work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What the job involves on each surface
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Deal with small splits early
- Check trays and worktops don’t move
- Always have old sealant cut out, not covered
- Ask why a joint failed before redoing it
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Remedial sealant around Eyemouth
Eyemouth is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
For landlords with property near Reston station, botched sealant from a previous quick fix is easier to strip out between tenants.
Eyemouth is in the Scottish Borders. Jobs in Eyemouth get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. What’s near Eyemouth
In Eyemouth, that means homes and buildings near The Lobster Pot pub and the streets around them. The nearest railway station is Reston station, roughly 4.1 miles west. Nearby you’ll also find Press Castle (4.5 miles west) and Eyemouth Museum (under half a mile east). Not far away are Mire Loch and Ayton Hill.
Do you need remedial sealant in Eyemouth?
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.
The problems people normally mention when they call include:
- Products that weren’t meant for the joint
- Repeat leaks from the same joint
- Worktop sealant that has shrunk and split
- Floor or wall movement joints that have failed
Around Eyemouth, as everywhere, remedial sealant is only as good as the preparation behind it.

When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Older mastics that may need an asbestos check before removal
- Water damage behind tiles that needs a tiler
- A tray or bath that is cracked
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
How it works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for most joints, depending on how much old sealant has to come out. Around Eyemouth, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
How to prepare
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises
- Clear the area around the work
Getting a quote
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Advice
Eyemouth questions
Do you take on hotel work around Eyemouth?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
I let a flat near Reston station. Can you help?
Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Where is Mr Mastic based?
We work from Crawley. We cover Eyemouth and the rest of the Scottish Borders, along with the rest of our area.
When is the sealant fully cured?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Can failed expansion joints be resealed?
Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.
How long does remedial resealing take?
A little longer than a standard reseal. For most joints, it’s a few hours.
What does remedial sealant cost?
Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
Can you match the sealant colour?
Most of the time, yes. We will explain which colours are available and agree one before we start.
