How bathroom resealing works in TD14

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include two layers of silicone, both failing and failed sealant on the screen profile, on sinks & splashbacks, baths and wet rooms.

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How we quote

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What you get with us

  • A sealant colour to suit the surroundings
  • We never seal over old sealant
  • We agree the colour with you first
  • Homes, businesses and hotels

Landmarks near Eyemouth

Locally, jobs take us to homes and businesses close to Eyemouth and The Lobster Pot pub, among other places. For rail, the closest station is Reston station, roughly 4.1 miles west. Other landmarks nearby include Press Castle (4.5 miles west) and Eyemouth Museum (less than half a mile east). The countryside around Eyemouth includes Mire Loch and Ayton Hill.

Bathroom resealing across TD14: local notes

Across TD14, from Eyemouth, Ayton and Coldingham outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in TD14 are chosen with that in mind. In the coastal parts of TD14, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Eyemouth: Around Eyemouth, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Reston station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Asking for a quote

To make quoting easier, please include:

  • The rough size of the job
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • The type of property

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will take it from there.

Landlords, agents and businesses in TD14

If you manage several properties in or around TD14, several properties can be quoted together. Just tell us the addresses and what each one needs.

Housing providers, facilities teams and property managers book us too in TD14 and across the Scottish Borders. We can quote a run of properties together, and we are fully insured.

Honest limits

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A tray or bath that’s cracked through
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

Signs you need bathroom resealing

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

It’s worth asking for a quote if you see:

  • Cracked, shrunken or lifting silicone
  • Failed sealant on the screen profile
  • Leaks into the floor or ceiling below
  • Black mould in the silicone that will not clean off

TD14: your questions answered

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
