Bathroom resealing in Scottish Borders, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Scottish Borders. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on wet rooms, basins & vanity units and shower trays & enclosures, and people most often call us about cracked, shrunken or lifting silicone and a reseal done over the top of the old bead.

For a place like Scottish Borders, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Each job carries a 12-month guarantee, whatever its size.

For landlords and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us. Around Scottish Borders, water from a failed joint in an older stone home can soak into timber and plaster.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why choose Mr Mastic in Scottish Borders

Bathroom resealing around Scottish Borders

Scottish Borders is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Scottish Borders, as everywhere, bathroom resealing is only as good as the preparation behind it.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Use gentle cleaners on the silicone
  • Squeegee the walls and tray after use
  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Questions from Scottish Borders

Can you help a landlord with a rental near Reston station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Scottish Borders within the area you cover?

Yes, Scottish Borders is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Are you fully insured?

Yes. We’re fully insured.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

How do I get a quote for bathroom resealing in Scottish Borders?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Signs you need bathroom resealing in Scottish Borders

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Keep an eye out for these signs:

  • Black mould in the silicone that will not clean off
  • Water getting behind the kitchen upstand
  • Sealant that has split, shrunk or peeled away
  • Damp behind the bath or under the tray

Letting a property close to Reston station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Our hiring checklist

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. Around Scottish Borders, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Advice

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
