Burnmouth Bathroom Resealing
Our applicators work in Burnmouth on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
- A bead that has pulled away from the tiles
Bathroom resealing in Burnmouth, done properly
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for water escaping at the shower enclosure and smears of silicone across the tiles, across shower trays & enclosures, wet rooms and kitchen worktops & upstands.
Bathrooms in smaller places like Burnmouth work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Whatever the size of the job, you get the same one-year guarantee.

When something else is needed
We will not take on work that will not last, so here’s what sealant cannot put right:
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
- Tiles that have come away from the wall

FAQs for Burnmouth
Do you work for landlords with property near Reston station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Can you do bathroom resealing in Burnmouth?
Yes, Burnmouth is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Wipe up water along the back of the worktop
- Keep the fan on for a while after bathing
- Keep scourers and sharp tools away from the bead
- Give the silicone its full cure time
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Do you need bathroom resealing in Burnmouth?
Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.
The most common problems we see are:
- Splits where the tray meets the wall
- A messy, uneven bead from a previous reseal
- Black spots spreading through the bead
- Damp behind the bath or under the tray
For landlords with property near Reston station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What your quote should include
- When the joint can take water or movement
- Whether all the old sealant comes out first
- What happens if they find a problem under the old sealant
- Whether they’re fully insured
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
Landlord and commercial work in Burnmouth
Letting agents and landlords in Burnmouth can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
What we do, step by step
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we’re working on
- Keep children and pets away from the work area

Advice
What affects the quote in Burnmouth
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Whether there’s mould to deal with
- Access and height
- How much there is to do
- When we can work, for business premises
What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- Roughly how big the job is
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Bathroom resealing around Burnmouth
Burnmouth is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around Burnmouth, as everywhere, bathroom resealing is only as good as the preparation behind it.
