Window mastic in Burnmouth

Burnmouth homes and the weather

Burnmouth is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Reston station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Around Burnmouth, as everywhere, window mastic is only as good as the preparation behind it.

Window mastic in Burnmouth

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. If you have white mastic on grey or black frames and gaps left after new windows were fitted, we can help, on uPVC windows, composite doors and aluminium frames alike.

In and around a place like Burnmouth, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A one-year guarantee comes as standard.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a few frames, or a day or more for a whole house. Around Burnmouth, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Tell us about any water getting in

How to get a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.

Why deal with it now?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Questions from Burnmouth

Is window mastic in a coastal place like Burnmouth any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Burnmouth within the area you cover?

Yes, Burnmouth is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you guarantee window mastic?

Yes. Each job is covered for 12 months.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Can you do the inside joint as well?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Repaint timber before it’s bare
  • Avoid blasting the frames with a pressure washer
  • Make sure the drainage slots aren’t blocked
  • Wipe condensation off the frames

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we cannot put right

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Condensation trapped between the panes
  • Damp problems in the wall away from the window
  • Draughts through the window seals rather than the frame

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Window sills
  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Patio & French doors
  • Aluminium frames

Surface by surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.
