Window mastic near Coldingham

Window mastic for homes and businesses in Coldingham

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. If you have rushed sealant from a window installation and water coming in at the bottom corners of a door, we can help, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Coldingham depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Each job carries a 12-month guarantee, whatever its size.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Wipe condensation off the frames
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant
  • Keep solvents and bleach off the sealant

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What window mastic looks like in Coldingham

Coldingham is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Around Coldingham, as everywhere, window mastic is only as good as the preparation behind it.

Questions from Coldingham

Does the coastal weather in Coldingham affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will you come out to Coldingham?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you have insurance?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Can you get sealant to suit coloured frames?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Do you work on first-floor windows?

Yes, in most cases. Access is planned before we start.

For landlords and businesses

For anyone letting property in or around Coldingham, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens if it’s left?

If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit usually makes better use of the time than several visits. We will give you a clear quote for the lot.

When to call us in Coldingham

On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

The problems people generally mention when they call are:

  • Mastic that has split away from the wall
  • Draughts coming in around windows and doors
  • Water coming in at the bottom corners of a door
  • Gaps left after new windows were fitted

For landlords with property near Reston station, renewing tired window mastic between tenants heads off draught and damp complaints.

Questions to ask before booking

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • How much there is to do
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • The address or postcode of the job
  • The rough size of the job
  • Whether it has been sealed before
  • Photos by email, if that’s easy

We quote each job on its own, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes most of a day for a typical house, less for a few frames from start to finish. Around Coldingham, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, send an email to info@mrmastic.co.uk.
