Window mastic near St Abbs

Window mastic for homes and businesses in St Abbs

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We’re often asked to deal with mastic that has split away from the wall and cracked internal joints between frame and plaster, across uPVC windows, composite doors and aluminium frames.

In and around a place like St Abbs, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

All our work comes with our 12-month guarantee.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in St Abbs and across the Scottish Borders. We can quote a run of properties together.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Honest limits

A few problems are outside what sealant work can do:

  • Broken hinges, locks or handles
  • Soft or decayed wood in the frame
  • Condensation trapped between the panes

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Aluminium frames
  • Timber windows & doors
  • Window sills

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Do not aim a pressure washer at the joints
  • Air rooms to keep condensation down around windows
  • Do not use solvent cleaners on the joint
  • Use gentle cleaners on frames and sealant

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Signs you need window mastic in St Abbs

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. That is what backing rod is for.

It’s worth asking for a quote if you see:

  • Cracked sealant at the sill ends
  • Draughts coming in around windows and doors
  • White mastic on grey or black frames
  • Old mastic that has gone black or come away

For an older house near a landmark such as St Abbs Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Quotes for window mastic in St Abbs

You will get a clear quote before work begins. It takes into account:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • Working hours on commercial sites

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

When you contact us, these details help:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

St Abbs homes and the weather

St Abbs is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Reston station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Common questions in St Abbs

Do you work for landlords with property near Reston station?

Yes. We work for landlords and letting agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Is window mastic in a coastal place like St Abbs any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Are you fully insured?

Yes. We’re fully insured.

Do you come to St Abbs?

Yes. We cover St Abbs and the rest of the Scottish Borders, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you work on first-floor windows?

Yes, in most cases. Access is planned before any work starts.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.
