Window mastic for homes and businesses in Scottish Borders

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on patio & French doors, uPVC windows and window sills, and common reasons people get in touch are a bead that doesn’t match the frame and cold air getting in at the frame edge.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Why it’s worth doing now in Scottish Borders

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In a place like Scottish Borders, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Landlords, agents and businesses in Scottish Borders

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Housing providers, facilities teams and property managers book us too in Scottish Borders. Several sites can go on one quote, and we’re fully insured.

How the job changes by surface

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We will point out any rot we find, as a joiner will need to deal with it.

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Windows and doors in Scottish Borders

Scottish Borders is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Scottish Borders, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Scottish Borders questions

I let a flat near Reston station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Scottish Borders?

Yes. Scottish Borders is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit. We confirm the timing with your quote.

When is the sealant fully cured?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Do you work on first-floor windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can I paint over the new sealant?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Do you need window mastic in Scottish Borders?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

People generally contact us after spotting one of these:

  • Mastic that’s falling out in pieces
  • White mastic on grey or black frames
  • Untidy mastic left by window fitters
  • Rain getting in at the frame or under the sill

For landlords with property near Reston station, renewing tired window mastic between tenants heads off draught and damp complaints.

What your quote should include

  • Whether VAT is included
  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are
  • Whether you can choose the colour
