  • The old material and how stubborn it is
  • Any mould that needs treating
  • The number and length of the joints

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

About our new build mastic in Burnmouth

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks rather than sitting on a layer of grit. We work on windows & doors, plot handovers and bathrooms & en suites, and people most often call us about worktop and upstand sealant coming away and plot mastic for developers ahead of handover.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Big or small, you get the same one-year guarantee in Burnmouth and across the Scottish Borders.

Common questions in Burnmouth

Can you do new build mastic in Burnmouth?

Yes, Burnmouth is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

I let a flat near Reston station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you reseal over the builder’s sealant?

No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Burnmouth and the rest of the Scottish Borders, along with the rest of our area.

Do you take on second-fix sealing for builders?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

Is it worth resealing while the house is still settling?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

What happens if it’s left?

The builder is generally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What you get with us

  • We’re fully insured
  • We leave the area clean and tidy
  • White, clear, grey or another colour, product permitting
  • We never seal over old sealant

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Broken tiles or a split tray
  • Baths and trays that move too much for sealant to cope with
  • Deciding who is responsible under a builder’s warranty

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Show homes
  • Bathrooms & en suites
  • Skirting & floors
  • Kitchens
  • Windows & doors
  • Plot handovers

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How it works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours in a single home. Outside jobs in Burnmouth need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky
