How we handle new build mastic in Eyemouth

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. Common call-outs are for cracked sealant around new window and door frames and shower seals failing in the first year or two, across kitchens, windows & doors and bathrooms & en suites.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

All our work is covered by our 12-month guarantee.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • Settlement cracks that need a surveyor
  • Movement caused by a poorly fitted tray or bath
  • Deciding who is responsible under a builder’s warranty

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

New build mastic around Eyemouth

Eyemouth is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Eyemouth, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Reston station, it’s worth checking the sealant early, while snags are still fresh.

How the job changes by surface

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in.

Landlords, agents and businesses in Eyemouth

If you manage several properties in or around Eyemouth, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

FAQs for Eyemouth

Is Eyemouth in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Eyemouth is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Eyemouth within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I send you my snagging list?

Yes. Send it with pictures and we will quote for the sealant items. Items that need a plumber, tiler or the builder are flagged.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

How long will you be here?

Typically it takes a few hours in a single home. Larger jobs naturally take longer, and we’ll say how long yours will take.

Can new sealant go on top of the old bead?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most snagging lists, longer for a run of plots in most cases. Outdoor work around Eyemouth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

Advice

Quotes for new build mastic in Eyemouth

Jobs vary more than people expect. The main factors:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The number of rooms or windows
  • The number and length of the joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

When you contact us, these details help:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Whether it’s a home or a business
  • A few pictures by email, if you can

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

Why it’s worth doing now in Eyemouth

Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. You get one visit and one clear quote to plan around. Around Eyemouth, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before we start.

Why book with us

  • 20+ years of sealant experience
  • Arbo and Everbuild products
  • Domestic, commercial and hotel work
  • A sealant colour to suit the surroundings

Looking after it afterwards

So the new joints stay in good condition:

  • Get a leaking seal dealt with straight away
  • Ventilate bathrooms well, especially in the first year
  • Wipe joints with warm soapy water
  • Look at the sealant regularly in the first couple of years

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day before water reaches them.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
