About our bathroom resealing in Reston
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you have a reseal done over the top of the old bead and leaking joints on a shower screen, we can help, on basins & vanity units, shower trays & enclosures and baths alike.
Bathrooms in smaller places like Reston work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Whatever the size of the job, it’s backed by our 12-month guarantee in Reston and across the Scottish Borders.

Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Never pick at the silicone with a blade
- Wait for the cure time we give you
- Open a window or run the fan so the room dries
- Dry worktop joints after washing up
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Your quote is based on your job. We take into account:
- The number of rooms or windows
- The product the joint needs
- Mould in or behind the old joints

Helping us quote

The process
The work is kept neat and contained to the area we’re working on. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom, and we explain the cure time before we leave. For a place like Reston, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks

When to call us in Reston
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Signs it’s time to call us include:
- Cracked, shrunken or lifting silicone
- Two layers of silicone, both failing
- Splits where the tray meets the wall
- Mouldy sealant that has gone black
For an older house near a landmark such as Reston Church Of Scotland, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- Whether they’re fully insured
- Whether all the old sealant comes out first
- Is VAT in the price?
- How hidden problems are handled
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Cracked or missing grout between tiles (that’s regrouting)
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
Joints and surfaces we work on

- Sinks & splashbacks
- Wet rooms
- Basins & vanity units
- Baths
- Shower trays & enclosures
How the job changes by surface
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
What bathroom resealing looks like in Reston
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Reston station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
