Remedial sealant in Ayton

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you are dealing with decorators’ caulk around a bath or shower and thick, messy sealant smeared over tiles, we can help, on leaking tray & enclosure joints, expansion joints and shrunken worktop sealant alike.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Your job is guaranteed for a year, as with all our work.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Do you take out the old sealant first?

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you guarantee remedial jobs?

Yes, with our 12-month guarantee. If we have pointed out another problem, getting it fixed helps the new joint last.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What affects the cost of remedial sealant

Your quote is based on your job. We take into account:

  • The type of sealant required
  • How easy the joints are to reach
  • The old material and how stubborn it is
  • The number and length of the joints

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • How many joints, rooms or windows are involved
  • Where the property is
  • Whether it has been sealed before
  • What’s wrong with the joints now

Want a quote for remedial sealant? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Ayton homes and their sealant

Ayton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Letting a property close to Reston station? Then botched sealant from a previous quick fix is easier to strip out between tenants. In the older streets around Ayton Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Ayton is in the Scottish Borders. Our applicators cover remedial sealant for homeowners, landlords and businesses in Ayton and nearby, as part of our work across the Scottish Borders. How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on how many layers have to come out. Somewhere like Ayton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Keep an eye on the ceiling below the bathroom
  • Have loose fittings fixed before resealing
  • Deal with small splits early
  • Never seal over old silicone

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant can’t hold back a problem underneath.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Why deal with it now?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In a place like Ayton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
